Casa Alto Adige is an independent valuation service for anyone selling a home in South Tyrol: Merano and the Burgraviato, the Passiria valley, Oltradige and Bassa Atesina, the Sciliar, the Isarco valley with Bressanone, Vipiteno, the Pusteria valley with Brunico and the Venosta valley. We are not an estate agency: we estimate the value from the address using the public data of the Italian Revenue Agency's property market observatory (OMI). In the 68 municipalities we cover, values range from about €1,200/m² to €6,400/m² (2nd half of 2025).

Good to know when selling in South Tyrol
Many homes in South Tyrol are "convenzionate": they can only be sold to people who live or work in the province and meet the requirements, at prices set by specific rules. A home without this restriction can also be sold to holiday-home buyers from Italy and abroad. These are two different markets with different prices, so the calculator asks about it.
